(****Â Owners Representative / Project Manager manages all aspects of enterprise-sized data center infrastructure construction projects. Must possess demonstrated ability to oversee vendor compliance to construction agreements, while also having the ability to manage the overall project budget & schedule for large, complex projects. Strong knowledge of MEP construction management with college degree or comparable experience is highly desirable.â€˘ Create and establish the Master Project Schedule, based on the Critical Path and Key Project Milestones, then update and enforce team compliance during project lifeâ€˘ Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.â€˘ Contractor pre-qualification, bid solicitation, bid analysis and recommendationsâ€˘ Contract negotiation, typically in concert with the Clientâ€™s PM and legal counsel, including establishment of design consultants and all GC â€śbusiness termsâ€ť including mark-ups, fees, insurance, labor rates, escalation, etc.â€˘ Design Team coordination to Clientâ€™s pre-determined Design Guidelines and standardsâ€˘ Assist with City and/or other Authority approvals process, permitting, etc.â€˘ Constructability review of the project documentsâ€˘ Value Engineering - Value Engineering â€“ proactively identify ways to perform work more efficiently, effectively, and for less moneyâ€˘ Project Cash Planning and Cash flow projectionsâ€˘ Assist client in identifying, scoping, buying-out and scheduling of all Owner-direct vendors and consultants, including internal vendors (IT, security, etc.)Construction & Project Administrationâ€˘ Manage General Contractor; i.e. â€“ including compliance with construction contracts, contract budget, changes, payment terms, schedule management, and all other responsibilities within their construction contractâ€˘ Cost Management / Change Control, including invoice review, change order review, negotiations, recommendations, and delay analysisâ€˘ Value Engineeringâ€˘ Budget Management and Trackingâ€˘ Schedule monitoring, tracking and analysisâ€˘ Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc.)â€˘ QA/QC assistance- supervise consultants as neededâ€˘ Site Safety Monitoring & Reportingâ€˘ Invoice / Payment Application processing, tracking and reportingâ€˘ Tracking of all key project documents, including submittals, RFIâ€™s, change orders, invoices and payments, lien releases, etc.â€˘ Coordination and management of all Owner-direct vendors, consultants and internal Vendorsâ€˘ Regular updating of Master Project Budget, Schedule and Project Cash Flow through life of projectâ€˘ Commissioning: Oversee the Commissioning Plan and the Commissioning process to completion and final reportingData Center Construction and Fit Upâ€˘ Initiate and oversee the entire close out process prior to project completion, typically two to three months in Advanceâ€˘ Know the 5 levels of Data Center Commissioning enforce compliance to those 5 levelsâ€˘ Establish close out documentation requirements. Collect and track receipt of all closeout documents until completion, including warranties, â€śas-builtsâ€ť, O&M manuals, etc.â€˘ Assist A/E team with entitlements/ permitting and occupancy with local governmentâ€˘ Manage punch list, substantial completion and final completion processâ€˘ Negotiate, resolve and close out any outstanding change orders, quality issues or disputesâ€˘ Process and track any final invoices, payment applications, retention payments, etcâ€˘ Prepare and submit final project accounting and budgetâ€˘ Assist client in scheduling, coordination and management of all Owner-direct vendors, consultants and internal vendorsâ€˘ Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeoutâ€˘ Demonstrates capability to read, understand and apply standard to moderately complex documents including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawingsâ€˘ Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed.
