JOB SUMMARY
Responsible
for the delivery of development projects.
Manages project delivery team including architect and construction
contractor. Prepares Request for Qualifications/Request
for Proposal packages, participates in construction contractor selection and
contract negotiations, assists in preparation of project budgets and
coordination of construction-related due diligence activities and provides
constructability input. Oversees permitting and construction as owner’s
representative. Manages customer service
through coordination of construction managers, property managers, city
officials, consultants, leasing teams, and tenants. Generally, works on medium
to large sized industrial, commercial and multi-family projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Responsible
for field execution of construction on medium to large sized industrial,
commercial and multi-family project transactions. As owner’s representative,
manages day-to-day construction through general contractor. Coordinates architect and other design
professionals, monitors progress and schedule, negotiates change orders, and
actively resolves problems. Keeps equity
partners and leadership informed of key project issues. Delivers services to client through
coordination of construction managers, property managers, city officials,
consultants, leasing teams, and tenants.
Supports
due diligence and planning. Responsible
for underwriting of project costs, including preliminary specifications and
scope, estimated project costs, and preliminary development timeline on smaller
and less complex projects. Assists in underwriting of larger, more complex
projects.
Responsible
for providing key inputs on responses to Requests for Proposals and Requests
for Qualifications associated with pursuit of development opportunities.
Reviews
and approves project invoices. Maintains
project budget and prepares reports as necessary.
Assists
in conducting due diligence and entitlements on prospective land or building
acquisitions.
Works
independently on small to medium sized projects with relatively straightforward
execution requirements.
Other
duties may be assigned.
SUPERVISORY RESPONSIBILITIES
Manages
the planning, organization, and controls for small to medium sized projects.
May be responsible for a mix of direct and matrix reports. Monitors appropriate
staffing levels and reports on utilization and deployment of human resources.
Leads and supports staff in areas of staffing, selection, training,
development, coaching, mentoring, measuring, appraising and rewarding
performance and retention.
Leads
by example and models behaviors that are consistent with the company's values.
QUALIFICATIONS

EDUCATION and
EXPERIENCE
Bachelor’s
degree in Construction Management, Architecture, Engineering, business or
equivalent from appropriate 4-year college program. Typically, at least 6 years
commercial, industrial and/or multi-family construction or development
management experience. Knowledge and understanding of construction
practices/techniques, ability to read and understand contracts, knowledge of
contract law, Title III of ADA, project controls and building support systems
or any similar combination of education and experience. LEED accreditation with
current educational requirements strongly preferred. Track record of
consistently completing projects on time and on budget.
COMMUNICATION
SKILLS
Ability
to comprehend, analyze, and interpret the most complex business documents.
Ability to respond effectively to the most sensitive issues. Ability to write
reports, manuals, speeches and articles using distinctive style. Ability to
make effective and persuasive presentations on complex topics to employees,
clients, top management and/or public groups. Ability to motivate and negotiate
effectively with key employees, top management, contractors, and client groups
to take desired action.
FINANCIAL KNOWLEDGE
Requires
in-depth knowledge of financial and real estate terms and principles. Ability to analyze the most complex
business/financial data and develop innovative solutions. Develops and
implements financial policies and procedures.
REASONING ABILITY
Ability
to solve advanced problems and deal with a variety of options in complex
situations. Requires expert level analytical, quantitative, and construction
skills. Draws upon the analysis of others and makes recommendations that have a
direct impact on the company.
