Global Managment Services, LLC (GMS) is seeking a full-time Maintenance Superintendent at Eielson AFB. Under the General Supervision of the Project Manager, direct, manage, supervise and coordinate the work and activities of the various trade groups such as Carpenters, Laborers, Equipment Operators, etc. and Subcontractors on the site to meet the work requirements as described in the plans and specifications or the statement of work on the individual delivery order(s) or Contracts. Responsibilities include making sure that the work progresses according to the schedule, that materials and equipment are delivered to the site on time, that the subcontractor is on the project when required and progress in accordance with the schedule, and that the activities of the various workers do not interfere with one another. The superintendent is the liaison and primary coordinator between the subcontractor, in house workforce, material suppliers and the client contact.
ESSENTIAL DUTIES & RESPONSIBILITIES
Supervise on-site work to ensure the work is done completely and efficiently.
Order all required materials and interact with subcontractors and suppliers.
Inspect the work of each trade and confirm that not only the quality of the work is up to standard, but that the work is being built in accordance with the plans and specification.
Ensure that the project maintains the required schedule by organizing, planning, monitoring, and inspecting work.
Prepare daily progress reports for work performed.
Maintain and enforce safety regulations and building code requirements.
Organize and run weekly safety meetings with in house trade staff and subcontractor.
Organize and run weekly progress meeting and perform Quality Control preparatory meetings and inspection.
Assist with project estimates, bid packages and schedule preparation and budgets..
Builds and repairs benches and barricades and concrete forms

Job Requirements :
Required:
High school diploma or GED
Experience with vertical and horizontal construction
Knowledge of applicable codes and regulations
Background in Microsoft computer applications
High attention to detail and quality workmanship
Ability to interpret blue prints and specifications.
Valid Alaska Driver’s license.
Knowledge, Skills and Abilities - Required:
Knowledge of acceptable construction site practices including occupational safety and health regulations.
Ability to communicate both orally and writing with internal and external clients and co-workers.
Must be comfortable with high intensity work environment.
Preferred:
Construction related degree a plus
10 years experience in the building trades preferred
5 years of supervisory construction experience preferred
Experience with Government contracting a plus
30 hr OSHA certifications preferred
Current CPR/First aid certifications preferred
Forklift operator certification is helpful.
Platform lift certification is helpful.
Current First aid Certification is helpful

WORK ENVIRONMENT
Work Environment characteristics described here are representative of those that must be borne by an employee to successfully perform the essential functions of this job.
The work described herein is primarily active, performed in a maintenance shop setting. Walking and climbing will be required at work sites. The work environment involves risks or discomforts that require specific safety precautions typical of such places as residential and commercial buildings. This position requires driving and working out of doors in extreme heat/cold and possibly rainy weather.
SUPERVISORY RESPONSIBILITIES
Coordinates, supervises and manages on-site trades personnel and subcontractor work
ADDITIONAL QUALIFYING FACTORS
As a condition of employment, may be required to pass a pre-employment drug screening, as well as have acceptable reference and background check results to obtain access to military base.Must have reliable transportation to/from work a necessity and must be able to obtain access to military installations.
