Senior Vice President Construction Services Department: Construction Services Reports to: Executive Vice President - Operations Supervises: Construction Services Department Personnel Status: Exempt Purpose of the Job The SVP Construction Services will provide the strategic direction, supervision and general management for the Construction Services department. This position will have responsibility and accountability for all aspects of the Construction Service group including: long-range planning, associate oversight and compensation, fiscal management (overhead and project budgets and reporting), the evaluation and implementation of platforms/systems, devise and implement policies, requirements and standards, oversight and implementation of business unit processes, contract oversight, cost control processes, employee and vendor relations, and assistance with purchasing and procurement where required/requested. Essential Functions and Responsibilities People • Support the Executive Vice President – Operations and the Executive Committee to establish and execute the strategic and financial goals of the Construction Services Department across existing and future projects and business lines • Mentor/coach Construction Services team members, create development tracks for employees, instill and promote Bell core values and culture/philosophy throughout the construction business unit and at all project locations • Provide guidance, leadership and management to the Regional Directors of Construction, including technical construction and maintenance support • Oversee and support the Directors of Construction with all renovation, capital expenditure and casualty work across the portfolio • Partner with Investment Services and Operations on all major renovations, capital and casualty projects to ensure projects are delivered on-time and on-budget to a standard of high quality • Maintain communication with Operations and Investment Services on related department matters vis-à-vis reporting and other regular communication methods as appropriate • Promote a respectful environment that encourages communication, unity, and teamwork for both inter and intra-company communications Platform • Oversee the design, implementation and execution of necessary platforms and systems to manage the Construction Services department • Review portfolio exterior and interior renovation scopes of work on a regular basis and revise as necessary to remain competitive in accordance with industry and market trends • Create and implement policies, procedures, standard reporting and quality standards to ensure consistency in execution, contracting and operations and to meet quality standards of safety and construction (including code and permitting compliance) Portfolio • Exercise wide latitude and autonomy in setting priorities, objectives and goals for the property portfolios and projects • Oversee the management of third-party contractors and vendors related to property due diligence, construction, renovation and casualty projects • Oversee the creation and execution of all property-level Property Needs Assessment (PNA) budgets annually • Support the Investment Services Group with the acquisitions and due diligence efforts to include coordinating PCA reports, developing capital and renovation budgets, overseeing engineers and other contractors and vendors, and reviewing surveys and reports for all pending acquisitions • Oversee the Director(s) responsible for all casualty-related projects to effectively manage claims, work with adjusters and insurance representatives, restoration of casualty losses to mitigate loss and maximize speed of recovery, and associated casualty reporting and casualty revenue collections Financial • Design, create and oversee all reporting necessary to run the business unit and capital/renovation projects, including all renovation-related returns to ensure appropriate returns on investment for property improvements • Work with the Asset Accounting and Financial Planning and Analysis departments on timely and accurate construction reporting and metrics • Manage the P/L and department budget monthly, as well as the creation of the business unit budget annually • Maintain communication with Operations and Investment Services on all department matters vis-à-vis reporting and other regular methods as appropriate Additional Functions and Responsibilities • Assists with other tasks and projects as required Knowledge, Skills & Abilities • Experience managing construction projects of $5 million and greater • Experience running a department with revenues of $30 million and greater • Previous experience managing a team of at least five (5) associates • Ability to calculate returns on investments and other renovation-related analytical metrics • A minimum of 7 years recent experience in a company with 500 or more employees • Demonstrated ability to lead and coordinate with multiple divisions and departments • Strong knowledge of OSHA standards, fire, safety procedures and MSDS regulations • Strong knowledge of building design, development, structural engineering, construction, and project management processes and procedures, including design/build contracting. Strong working knowledge of management procedures, budgeting, training, and program implementation • Strong knowledge of HVAC, plumbing, electrical, basic carpentry and mechanical systems • Possess a clear understanding of real estate due diligence and entitlements, architectural and engineering design, site/civil designs, and building codes • Possess strong analytical and conflict management skills and the ability to trouble-shoot issues • Be able to travel • Ability to solve practical problems quickly, handle multiple tasks and organize resources to ensure work is completed on time and on budget • Strong written & oral communication skills with the ability to present to various levels of the organization as well as to clients • Promote an environment of respect that encourages communication and teamwork both within and outside of the company • Promote and embody integrity at every level of the department and uphold core values and moral standards with associates, vendors and other relationships • Proficiency in Word, Excel, Estimating and Scheduling Programs Education and Background • Undergraduate degree in Construction Management, Engineering, Architecture, Real Estate or related field is required. Graduate Degree or Professional registration is strongly preferred • 15+ years of progressive construction management experience within a professional construction, real estate development and management organization is required • At least seven years of previous experience at a senior level within a regional or national corporation • Proven success in a team environment with multiple projects and priorities • Other duties as assigned Disclaimer: The above statements are intended to describe the general nature and level of work being performed by employees assigned to this classification.
